Leasing & Availability
All leaseholders must maintain a liability insurance policy per our leasing agreement. Personal property coverage is not required but is recommended. We offer a master policy for those without third-party coverage on or before move-in day.
A detailed criminal background check will be performed on all applicant(s) 18 years and older to review for certain felony offenses with discharge dates within the last 7 years. Items include, but are not limited to; terroristic threats, property or personal safety related crimes, drug related crimes. All Registered Sex Offenders will automatically be denied. Anyone charged with arson (misdemeanor or felony) will be denied. Applicant’s criminal history will be determined on a case-by-case basis and may result in a denial.
Credit history and/or risk of applicant(s) will be assessed based on a credit report from our tenant screening provider, RentGrow.

Capitol View is within the Lincoln Public Schools District and close to McPhee Elementary, Park Middle School, and Lincoln High School. UNL’s City Campus is also just over a mile away.
Our community is 1.3 miles away, or about a 5-minute drive or a 25-minute walk to University of Nebraska–Lincoln’s City Campus.
We’re right on the edge of downtown, close enough to enjoy restaurants, galleries, and nightlife, but far enough to give you a bit more space and peace at home.
