1.1 Commercial Investment Properties, Co. ("CIP Communities" or "CIP") owns and operates various websites as part of its property management business. Use of these websites is governed by our Terms of Use as well as this Privacy Policy. For ease of understanding, these websites are referred to herein both individually and collectively as “the Site”.
1.2 CIP may modify or change the Privacy Policy at any time by posting notice of such change on the Site. Your continued use of the Site after the effective date of such notice will constitute acknowledgment and acceptance of the revised Privacy Policy.
1.3 By using the Site, you acknowledge that you are aware of, and consent to, the terms of this Privacy Policy as well as the Terms of Use. If you do not agree to the terms of this Privacy Policy or any amended terms, you must not access or use the Site.

Information Collection
2.1 When you visit the Site, CIP collects information about you and your browsing habits. The information CIP collects depends on the pages of our website you visit and what you do during your visit. CIP may collect non-personal identification information and/or personal identification information depending on how you use the Site.
2.2 CIP may collect non-personal identification information about you whenever you interact with our Site. Non-personal identification information may include, but is not limited to, the browser type, the type of computer used, technical information about your means of connection to our Site, the operating system type, and the Internet service provider utilized.
2.3 CIP may collect personal identification information from you in a variety of ways, including, but not limited to, when you visit our site, fill out a form, and in connection with other activities, services, features or resources made available on the Site. CIP will collect personal identification information from you only if you voluntarily submit such information to CIP. 4.1 CIP uses the information it collects to respond to your requests, to provide you with information that CIP thinks may be of interest to you, and to operate its business.
4.2 CIP may disclose non-personal identification information, without limitation, to our partners, advertisers, and other third parties, and for other lawful purposes.
4.3 CIP may disclose part or all of a user's personal information to a person who in the reasonable judgment of CIP is seeking the information as an agent of the user; in situations where sharing or disclosing your information is required in order to offer you products or services CIP deems is a benefit to your consumer experience; when CIP believes, in good faith, that the law requires or compels such disclosure; and/or or when CIP has good faith reason to believe that disclosure is necessary to protect CIP’s rights or property, the rights of another user or to prevent harm.
4.4 CIP may disclose information provided by you as part of any merger, sale, and/or acquisition.

Security
5.1 CIP will take reasonable steps to protect your personal information, but because no data transmission over the internet is guaranteed to be completely secure, CIP cannot ensure or warrant the security of any information you transmit to CIP. Once CIP receives your transmission, CIP will use best efforts to ensure its security on our systems. CIP makes no representation or warranty, and hereby disclaims any and all liability, with regard to the sufficiency of the security measures used for data handling and storage. CIP will not be responsible for any damages that result from a security breach or technical malfunction.

Third Party Analytics Services.
6.1 CIP may use third party analytics services including, but not limited to, Google Analytics and Yardi.
6.2 CIP uses Google Analytics to better understand the behavior of visitors to the Site. The information collected is non-personal identification information. 6.3 CIP uses Yardi as our property management software, Yardi stores and processes Personal Information shared with CIP by prospective renters and residents of CIP properties. Use of Site and/or Social Media Sites by Children
7.1 CIP markets products and services exclusively to adults. If you are younger than age 18, you may use our website or Social Media Sites (as described in the Terms of Use) only with the permission and involvement of your parents or guardian.
7.2 The Site and our Social Media Sites are not intended for children under 13 years of age. CIP does not knowingly collect Personal Information from children under 13. If you are under 13, do not use the Site in any way. If CIP learns it has collected or received Personal Information from a child under 13 without verification of parental consent, CIP will take reasonable measures to delete that Personal Information.

Email Correspondence
8.1 If you provide your email to CIP via the Site, in person, or by other means, CIP may contact you by email. If you have an account with CIP created through the Site, you can select your preferences on email receipt through your account settings. You can also manage your receipt of certain types of communication by following the instructions included in the email CIP sends you. However, even if you unsubscribe from certain email correspondences, CIP may still email you with important transactional or administrative information.

Third-Party Websites and Services
9.1 Links on the Site may take you to third-party websites. If you visit a third-party website through a link on the Site you will be subject to the third parties' privacy policies. CIP cannot and does not accept responsibility for the contents or actions of any third-party website.
9.2 If you create an account with CIP through the Site you are using a service provided through our property management software partner Yardi. Users who create and maintain an account on the Site are subject to our Terms of Use, this Privacy Policy, as well as Yardi’s policies and procedures found at https://www.yardi.com/about-us/legal/.

Texting
10.1 If you choose to provide your phone number and opt in to text messages on the Site, CIP may text you for marketing purposes. CIP does not sell or disclose SMS opt-in or phone numbers with any third parties for independent use. However, CIP may share your phone number with trusted service providers acting on CIP’s behalf to facilitate specific services, such as resident surveys, service feedback requests, or resident support.
