CIP Communities Moves Forward with Reimagined The Hutton at Privada

The Hutton at Privada

CIP Communities, a family-owned property development and management company based in Lincoln, Nebraska, is moving forward with The Hutton at Privada, a villa-style apartment community planned within the Privada development near 204th Street and West Center Road in West Omaha, Nebraska. After a strategic pause, the project will proceed under an updated vision shaped by current market needs and design priorities.

The redesigned community’s two-story buildings will feature 258 villa-style apartment homes, a significant reduction from earlier plans. All apartment homes will have private entries, and most homes will include private attached garages, reinforcing the community’s focus on privacy and a more residential feel. Apartment layouts will include one-, two-, and three-bedroom options.

While the name remains the same, the community has been completely redesigned to better align with current market demand and the surrounding West Omaha neighborhood. The updated concept emphasizes lower density, enhanced privacy, and thoughtfully curated shared spaces.

Community amenities will center around a clubhouse and include a pool, fire pits, clubroom, coffee station, package lockers, conference room, yoga studio, and fitness center. Outdoor amenities will include a turf game area near the pool, pickleball courts, and a playground. A dog run and Paw Spa will also be available for residents and their pets.

“Our reimagined vision for The Hutton at Privada reflects a more intentional approach to design and livability,” said Zach Seier, vice president of projects and engineering solutions at CIP Communities. “This vision allows us to deliver a community that feels connected, comfortable, and well-suited to the character of the area.”

The Hutton at Privada will be located within West Omaha’s growing mixed-use Privada development, surrounded by established neighborhoods and ongoing growth. The community will be part of the Elkhorn Public Schools district and near shopping and dining destinations such as Shops of Legacy, Village Pointe, Target, Aldi, Roja Mexican Grill, Lazlo’s, Blue Sushi Sake Grill, Double Zero Pizzeria, Pickleman’s, and Rusty Taco. Nearby recreation options include Zorinsky Lake, Whitehawk Lake, and Shadow Ridge Country Club.
